Context
Rently House is a property management company founded by Laura Heintz in Sardinia in 2021. In just four years, it grew from 2 to 100 managed properties, specializing in the premium and luxury segment.
The portfolio is mainly concentrated in Costa Smeralda, but also includes apartments and properties in Milan, Venice, Bergamo, Rome, Turin, Cagliari, and Paris.
Alongside the number of properties, Rently House has also significantly expanded its internal organization. Today, Laura Heintz coordinates a team of fifteen people, including administrative staff and local managers, supported by a network of external partners for cleaning, maintenance, and on-site operations.
The challenge
At the beginning, Laura Heintz personally handled every part of the business. But the speed at which Rently House was growing soon made it necessary to find a different setup.
“Acquisitions, check-ins, paperwork, pricing, owner relations: at the beginning, I was doing everything. I would forget important tasks, like closing availability, and the result was that I was constantly dealing with overbookings. I was more stressed back then with just 10 properties than I am today with 100. Over time, I realized that if you want to grow, you have to delegate. So as soon as I could, I hired collaborators and, above all, started looking for ways to automate manual processes.”
Laura first adopted a channel manager, but it soon proved unsuitable for her needs.
“It was a very intuitive channel manager, but also very basic, with few features. So I had to integrate it with two other tools: one to manage guest registration forms and tourist tax, and another for self check-in. But it wasn’t the right solution for me. Rently House kept growing, and I still had too much manual work. I realized I needed to change tools.”
The solution
The move to Smartness came directly from this need.
The first software Rently House adopted was the all-in-one property management system Smartpms, with the goal of bringing all the main property management activities into a single environment: reservations, guest registration, bureaucracy, self check-in, housekeeping, team access, and owner visibility.
“Smartpms allowed me to eliminate all other tools, automate most manual operations, and simply supervise my team’s work. Owners are also more satisfied: with the owner portal, they can see everything, check the property, when it’s occupied, when it’s available, the price, and the dates.”
After Smartpms, Rently House also implemented the dynamic pricing software Smartpricing.
The goal was to maximize the profitability of each property, eliminate the need to manually change prices every day, and reduce the risk of errors.
“At the beginning, I also managed pricing myself. Then I delegated it, but it was still an amateur process, and even just remembering to do it was annoying. If we forgot to change the price for one day, I either didn’t rent that day or rented at the wrong price.
Smartpricing helped us because it immediately started optimizing prices very precisely. This meant that already in the first year of use, we saw an excellent increase in revenue and occupancy. My workload decreased because now I just enter my starting price and check that everything is set up correctly.”
The results
Within one year of adoption, Smartness helped Rently House increase revenue by 36% and occupancy by 70%. Beyond these figures, it had a deep impact on internal processes, making them smoother and better able to support the company’s growth.
More time to focus on expansion
By automating a significant part of daily operations with Smartpms, Laura Heintz was able to shift her focus from manual and repetitive tasks to more strategic activities for the growth of Rently House.
“Now I only step in to support the team when there are delicate situations. For the rest, all the time saved goes into scaling the agency: both by acquiring new properties and by working on new real estate investments.”
More visibility for the properties
For Laura Heintz, the value of Smartpricing is not measured only by revenue growth. Having prices optimized automatically every day also creates more movement in listings and increases visibility on portals.
“We know that the more you change the price, the more the listing rises in search results. Airbnb and Booking.com see that listing as interesting and active, so they push it higher. As a result, it also gets booked more.”

In Smartness, Rently House found a partner capable of supporting an expanding model with many units, distributed teams, and new properties being added continuously.
This means being free to scale without having to rethink tools and processes every time.
“Very often, people look for software based on the number of units they have at that moment. With Smartness, I understood that the best thing is to choose a complete software from the start. With the right support, you can go from 10 to 200 properties without worrying about having to upgrade or reorganize everything.
The other thing I appreciate is the support. Before, I would open tickets and wait several days. Now, if I have a question, I know I can solve it quickly.”
