Tell us about your property

Palazzo Circolone is a palace from the late 1700s, located twenty kilometers south of Otranto. Built on old workshops purchased by the merchant Francesco Circolone from Maglie, we have completely restored it while respecting its original configuration.

We offer twelve rooms, a bar, a small restaurant, a garden, and a pool.

We are open year-round, although our most important season runs from May to the end of October. About 80% of our bookings come through OTAs.

We started using Smartpricing in July 2022, and immediately in July and August, we were able to sell rooms at higher prices than those on our standard price list. Those two months were enough to recover the investment. Soon, we’ll introduce Smartpricing to our second property as well.

How did you manage rates before Smartpricing?

We relied on a fixed price list divided into three tiers: high, low, and mid-season. Prices always stayed the same, except for rate adjustments we applied every two or three years.

Why did you decide to try and adopt Smartpricing?

I had already begun considering the possibility of adopting dynamic pricing, but I realized that managing rate adjustments manually on our own was impossible—or at least not without a dedicated tool.

Then, somewhat by chance, we came into contact with Smartpricing. During the demonstration, I saw the software: it integrated perfectly with our platforms and seemed simple and fast.

What results have you seen with Smartpricing?

We started using it in July 2022, and immediately in July and August, we were able to sell rooms at prices higher than those on our price list. Those two months were enough to recover the investment. Now we’re waiting to see how the current season will go.

We’re also considering introducing Smartpricing in our second property. So far, we haven’t been able to because the PMS didn’t support it, but we’ll soon switch to Beddy and plan to implement Smartpricing there as well.
