Context
Lesdomus is a property management company based in Bologna, founded in 2016 by a couple of entrepreneurs who started with a single B&B.
Over the years, Lesdomus grew steadily, reaching 30 vacation apartments across the city center and nearby neighborhoods, mostly catering to a leisure audience from Italy and abroad. The most significant growth came in the last three years, with 20 new units added to the portfolio.
The challenge
In 2024, as the number of units skyrocketed and the business shifted from subletting to full-service property management, Lesdomus faced increased operational complexity—something their existing PMS could no longer support.
The previous system treated all units as part of a single property, creating serious limitations over time.
“The setup they had recommended just didn’t fit. I couldn’t personalize individual properties, run statistics, or message guests based on the unit they booked. That’s when I realized we needed a PMS built for property management.”
Pricing was another pain point. Rates were set manually using static pricing lists and only adjusted for fairs, holidays, or weekends. But the process was increasingly time-consuming and risky.
“We often missed the chance to react to last-minute events or date changes. When that happened, we’d sell out too fast or at prices that were far too low. Other times, we’d fill up so quickly that—even without a revenue background—we knew our rates were too low for the market.””

The solution
When Lesdomus contacted Smartness for a free consultation, they initially wanted to solve their pricing issues.
“We were looking for a solution for dynamic pricing. But when we explained our setup to the Smartness consultant, it became clear the real problem wasn’t pricing, but our PMS. When they showed us Smartpms, I knew right away it was exactly what we needed: the perfect fit for property management.”

Once Smartpms was implemented, the change was immediate. The biggest impact came in guest communication.
“We used to reach out manually to every guest—sometimes at the last minute to request self check-in or the city tax. Now, it’s all automated: 85% of our guests check in online before arrival and receive entry instructions immediately. It’s been a massive time-saver for the reception team.”
Back-office and accounting tasks also became easier.
“Smartpms handles reports for AlloggiatiWeb and ISTAT, calculates city tax automatically, and gives us ready-to-use reports. It’s been a huge help—same for accounting. Our receptionists aren’t accountants, but now they can easily manage invoices and receipts.”
Smartpms also brought structure to housekeeping, syncing everyone on the team in real time.
“We work with two external cleaning services plus two internal employees. Each has their own Smartpms login where they see assigned tasks and notes per unit. Everyone always knows what to do—no more confusion.”
Another key improvement came with managing extras like guest parking.
“We used to track parking reservations in an Excel sheet, which often caused issues. Now it’s all in Smartpms: we can add parking during booking, and the whole team can see the status anytime.”
Finally, Lesdomus made the most of Smartpms’ built-in Revenue Share feature:
“When we moved from subletting to revenue share, managing owner agreements was a nightmare. Now, we’re in control: we log expenses, get clear reports, and owners can log in anytime to check everything themselves. That gives them full transparency and gives us peace of mind.”
Smartpricing Premium
After resolving operational challenges with Smartpms, Lesdomus was finally able to implement Smartpricing for dynamic pricing management.
Once the setup was complete and the first results came in, Lesdomus decided to activate the Smartpricing Premium service, gaining the support of a dedicated Revenue Manager to help analyze property goals and configure the software to reach them more efficiently.
“With Smartpricing, we saw our numbers shift quickly. But since we’re not revenue experts, we didn’t want to adjust the strategy based solely on gut feeling—so we chose the Premium service.
Now we meet with our Revenue Manager Sabrina once a month. She helps us interpret data, identify issues, evaluate results more clearly, and understand how to fix what’s not working.
Even though we can’t go into detail on all 30 units during one session, the support is essential. Together we build a solid line of reasoning that I can then apply to the rest of the portfolio. She teaches me how to compare performance, read stats, and use advanced strategies.”
The results

Thanks to monthly sessions with their dedicated Revenue Manager, the Lesdomus team clarified their goals and fine-tuned Smartpricing to meet them. They’ve also started building deeper expertise, allowing them to read their data and adjust strategy more effectively.
The results speak for themselves: total revenue across all Lesdomus properties increased by +46%, with a +36% boost in occupancy.
