Context
Chesa Bunita is a modern vacation home with two well-appointed apartments, located in the ski resort of Gaschurn in the Montafon region. The owners come from the real estate and consulting industry and recently ventured into hospitality as professional hosts.
The property has been available for rent since the 2023/2024 winter season and has no prior booking history. Guests mainly come from southern Germany, Switzerland, and the Benelux countries. In winter, the area attracts skiers and snow hikers, while summer brings in hikers, climbers, and mountain bikers. Average stays range from four nights in winter to a week or more in summer.
Even though there weren’t any repeat guests yet, direct bookings were built early on. Today, over 50% of bookings are made directly, thanks to excellent reviews and ongoing investments in the website and online presence.
The challenge
As newcomers to tourism, the team at Chesa Bunita faced one essential question: how do you set the right price—day by day—in a highly competitive ski destination?
