Tell us about your property.

Hotel Stadt Wien has been around since 1880. It originally started as a Viennese coffee house, later became a guesthouse, and eventually evolved into a hotel.

We’re now the fourth generation managing the hotel.

The hotel features 57 rooms across 15 different categories.

Our guests come from all over the world, with families making up a large part of our clientele.

About 50% of our bookings come directly through our website and 50% through travel agencies—we hardly use other online portals.

Our main seasons are summer and winter.

Dynamic pricing has made its way into the hotel industry, and it’s becoming increasingly important to adapt to the market in order to optimize sales opportunities. With Smartpricing, we can see exactly how far we can push and hold our prices for specific dates.

Since when have you been using Smartpricing, and how did you manage pricing before?

We’ve been using Smartpricing since February 2023, so we’ve completed one summer season with it so far.

Before that, we handled pricing manually, setting a static price list ourselves each year.

What need or challenge were you looking to address?

We weren’t actively searching for revenue management software, but the idea had definitely been on our radar.

It was clear to us that dynamic pricing had become standard in the hotel industry, and that adapting to the market was increasingly crucial to make the most of every sales opportunity.

That said, we don’t give the software 100% free rein—we make adjustments according to our own strategy.

For example, we set a price floor to guarantee the best rate for bookings made through our website. We also aim to encourage early bookings with attractive rates rather than relying on last-minute deals.

That we’re well booked during peak seasons, and that Smartpricing gives us visibility into how far we can raise rates for certain dates—and still get those rates accepted.

Would you ever go back to the previous system?

I don’t think so.

Of course, we still offer fixed rates for returning guests—because it wouldn’t feel right to suddenly raise their usual price by 30%.

But for new guests, I wouldn’t consider switching to any other system.
