Tell us about your property

The Abbazia Santa Maria del Bosco is an ancient monastic complex dating back to the 1300s, located in Contessa Entellina, Palermo province, within the beautiful Monte Genuardo Nature Reserve.

It was converted into an accommodation facility five years ago, but only this year did it fully transition into a hotel, complete with an on-site restaurant and the ability to host corporate and wedding events.

We’re listed on OTAs, but we manage to achieve up to 70% direct bookings.

We’ve seen immediate and tangible results. Furthermore, we eliminated all manual price operations right from the start because Smartpricing integrated seamlessly with our property management system and channel manager.

How did you calculate rates before Smartpricing?

We’re a small property with limited staff, so I handle back-office tasks, suppliers, events, and also oversee revenue management alongside our hotel manager.

Before Smartpricing, we worked on pricing once a year: we set a “master” rate and adjusted all others from it. We based our rates on past data and added markups for OTAs, but it was essentially a fixed price list.

Occasionally, we would make small reductions if explicitly requested, but we didn’t go beyond that and always managed everything manually.

What convinced you to try and adopt Smartpricing?

We wanted higher profit margins and also sought to understand if we were making mistakes, as there were periods when bookings dropped significantly.

Without a dedicated revenue manager and with our openness to technology, we sought an automated solution that could adjust rates dynamically based on events and other variables.
